TERMS OF TENANCY

For signature upon occupancy as part of the full tenancy agreement:
- An ongoing lease (tenancy agreement) is required to reside at Madrid Apartments (considered renewed unless written notice is provided by either party two months prior to its annual end date)
- Subletting and short term rentaling (e.g. Airbnb) are strictly prohibited and are evictable offences
- Rent is due on the first of each month
- Rent payments not received by the 2nd of the month are subject to a late fee of $30
- Rent covers water, heat, and a power outlet in the parking lot
- Tenants are responsible for their own power and telecoms
- A security deposit equivalent to one month’s rent is required upon occupancy
- Maximum two cats are allowed per suite; a separate cat deposit of $100/cat must be paid before occupancy
- Dogs are absolutely not allowed to reside in or visit the building for any period of time; violation will result in eviction
- No more than two full-time occupants per suite (besides visitors) are allowed; requests for extra tenants must be approved by the Manager and are subject to a rent increase of 10%
- If repairs caused by damage to the suite during tenancy cost more than the security deposit, the tenant will be held responsible for those additional costs
- Tenants are responsible for expenses related to any damage caused by their guests to their suite or to the building/property
- If tenants lock themselves out of the suite for any reason, there is a fee of $30 if management has to come from off-site let you in
- A $30 penalty will be charged for replacing any lost key (exterior, apartment or mailbox)
- Only one parking spot per suite can be accommodated; there are no parking spots for guests; all visitors should be directed to park on the street
- Smoking of any kind (tobacco, cannabis, vaping, etc.) is prohibited anywhere on the property and is an evictable offence
- All tenants must respect the covenant of quiet enjoyment: loud music or noise between 11pm & 7am is not allowed; violation after two written warnings will result in eviction
- At no time for any purpose may tenants drill into the exterior brick without written permission from building management; violation may result in eviction
- All exterior entrances and security doors must be securely locked at all times
- The posted laundry schedule must be respected
